True story:

John Locke (not the one from “Lost“) is a real estate investor. He found a cute house he knew he could flip at a profit. The house was priced below market and it was in perfect shape. In fact, it was only one year old.

The seller was willing to part with the property for $15,000.00 down and no qualifying.

But John had a problem: He had no money. The only way he could buy the house and profit from it was to make an offer “subject to” him being able to sell it. He was hoping/planning to find a buyer and do a double closing, using the buyer he found to come up with the down payment for him.

And he wanted to put a little cash in his pocket at closing (Christmas was coming…)

So he went down to a friend’s used car lot and asked if he had any “sexy” sports cars for sale. His friend told him he had a great ‘84 Corvette he could let John have for $3,500.00. So he made the “Subject To” offer on the house and prepared to buy and sell the house all in one motion.

John wrote this ad:

4bd, 3ba, 2800sq.ft., 3 car gar.
1 year new, close to shopping,etc.
FREE CORVETTE W/Purchase
Call owner 555-1212

Within a few weeks he not only had a buyer, he had put $1,500.00 cash in his pocket ($20,000 down - $15,000 to the seller - $3,500 for the Corvette.)

Miraculous? No. But imagine he wasn’t giving away a sports car with the purchase–how much attention would his offer have received?
